boltShort answer
Divide the asking price by the lot area in square meters. A ₱3,250,000 lot measuring 162 sqm costs about ₱20,062 per sqm (₱3,250,000 ÷ 162).
The formula
Price per square meter tells you how much you pay for each square meter of land. It is the simplest way to compare lots that differ in size.
Price per sqm = Asking price ÷ Lot area (sqm)
Worked example: 3 residential lots
The table below uses lots currently listed on LOT FOR SALE. The cheapest lot in total price is not automatically the cheapest per square meter.
Converting hectares
One hectare equals 10,000 square meters. Convert hectares to square meters before dividing.
Example: an agricultural lot of 2.5 hectares (25,000 sqm) listed at ₱18,750,000 works out to ₱18,750,000 ÷ 25,000 = ₱750 per sqm.
Gross vs net prices
Some sellers quote a net price — what they want to receive after the broker’s commission and costs. A net price is not directly comparable with a gross asking price. Where the listing records it, each lot on LOT FOR SALE is labelled Gross or Net to seller; compare like with like.
What price per sqm doesn’t tell you
Two lots with the same price per sqm can differ a lot in value. Compare lots of the same land type in the same area, and check:

- check_smallTitle status and any annotations on the title
- check_smallWhether utilities are available at the lot
- check_smallBIR zonal value is a tax base used for computing taxes — it is not a market or asking price
